Four things move the number more than anything else: the size and pitch of the roof, the material you choose, how many existing layers have to come off, and what condition the decking is in once they do. The first two you can decide up front. The last two only become clear on site, which is why the written estimate follows the inspection instead of coming before it.

TPO and EPDM are single-ply membranes used on flat and low-slope commercial roofs. TPO is a light-colored sheet that reflects sunlight; EPDM is a black rubber sheet that absorbs it. Ice-and-water shield is a self-adhering membrane laid along the eaves beneath the shingles. The International Residential Code requires an ice barrier where there is a history of ice forming along eaves, which fits every town we work in. When we open a roof we check whether the existing one runs far enough up the slope.

It does. Standing-seam metal has a smooth surface with concealed fasteners and no exposed nail heads, so snow releases in sheets once the sun warms the panel. That helps with snow load and creates a hazard below. Panel layout has to account for doorways, walkways and where vehicles park.

Hail damage shows as round bruises where the granules are knocked off and the mat underneath is exposed. Check soft metal first: vents, flashing and gutter aprons dent before shingles do. Fresh hail damage is nearly invisible from the ground, so photographs taken on the roof settle the question.

Sometimes, but covering an old roof hides the deck, and the deck is where hidden rot and failed fasteners live. A second layer also adds weight to a roof that already carries Wyoming snow.
